Lease Consultant: Job Duties and Requirements for Becoming a Lease Consultant
Lease Consultants coordinate rental activities for residential landlords. They may show apartments to prospective renters, process rental applications, oversee move-ins and provide customer service to existing tenants. A bachelor's degree may be preferred by some employers; however, many will accept a high school diploma or GED coupled with strong customer service skills and sales experience.
Lease Consultant: Career Definition
Lease Consultants interact with potential and existing residential tenants on behalf of landlords and property management companies. A Lease Consultant may greet potential renters, show vacant apartments, explain pricing and lease terms, process rental applications and negotiate lease renewals. They may also design ads, update websites, attend networking events, make cold calls and follow up on customer leads. In addition to sales and marketing duties, Lease Consultants also assist existing tenants with maintenance requests and customer service needs. They typically work in rental offices of apartment complexes and residential communities, often on weekends. They are employed throughout the United States by apartment management companies, Lease Consulting firms and residential real estate developers.

Educational Requirements for Lease Consulting
Though on-the-job training is generally provided to new Lease Consultants, many employers require a bachelor's degree with coursework in real estate, finance, business administration and marketing. Some employers will hire applicants with a high school diploma or GED if they have completed supplemental real estate courses and have strong sales or customer service experience in the retail or hospitality industries.
Skills Needed to become a Lease Consultant
Lease Consultants must be excellent communicators with strong customer service, sales and personal interaction skills. They must also have strong Internet, word processing and data entry skills, and the ability to create reports, submit service requests, communicate with supervisors and interact with existing and potential tenants online. Lease Consultants must be goal-oriented team players with strong organizational, problem-solving and follow-through abilities. Multiple language skills may also be helpful in many markets.
Financial Forecast and Career Outlook for Lease Consulting
The Bureau of Labor Statistics (BLS) predicts 15% job growth throughout the 2006-2016 period for property, real estate and community association managers, which are occupations related to Lease Consulting (www.bls.gov). As of April 2009, Salary.com reported a median expected salary for apartment Leasing Consultants of $26,262. Lease Consulting is often considered a sales position and applicants with proven sales experience may have the most promising job prospects with some employers.
